We are representing a leading global hospitality-focused private equity platform
to acquire, reposition, and actively manage hotels and resorts where operational upside and real-estate value creation intersect. Its in-house team pairs investment acumen with hands-on operating experience and works shoulder-to-shoulder with best-in-class brands and third-party managers to drive outsized returns.
You will run hospitality assets from acquisition through exit, translating strategy into EBITDA, NOI, and ultimately IRR. You’re the bridge between deal team, operator, and investor.
If you are successful, you will enjoy the following:
- Direct accountability for assets and a clear line of sight to value creation.
- Institutional capital, global deal flow, and an integrated investments–development–operations platform.
- Career path to Senior Asset Manager / Director; exposure to IC and fundraising.
- Competitive base + performance bonus + carried interest eligibility; comprehensive benefits.
Key Responsibilities
Asset Strategy
Develop and execute asset-level business plans; conduct periodic asset reviews with clear, actionable recommendations on positioning, brand/management, and exit timing.
Financial Analysis
Own financial models, annual budgets, and rolling forecasts; track and report KPIs (RevPAR, ADR, occupancy, GOP, flow-through, NOI, and cash-on-cash). Challenge monthly P&Ls and labor productivity with operators.
Capital Planning
Manage capital improvement budgets and project timelines (renovations, PIPs, conversions, repositionings); ensure adherence to schedules and cost controls in coordination with development and project management teams.
Risk & Compliance
Identify operational and market risks; ensure compliance with regulatory requirements, brand standards, debt covenants, insurance, tax, and fiduciary responsibilities.
Reporting
Prepare concise reports and presentations for senior leadership, investment committee, lenders, and LPs; communicate performance drivers, variances, and market insights.
Market Analysis
Analyze market fundamentals—supply/demand, competitive set, demand generators, and rate positioning—to support investment decisions, hold/sell analyses, and portfolio strategy.
Sustainability
Integrate sustainability initiatives (energy, water, waste, certifications) into asset strategies and capex plans where they enhance value and risk-adjusted returns.
Deal Pipeline Support
Assist in sourcing, evaluating, and underwriting hospitality real estate opportunities to ensure a robust pipeline of potential deals; partner with the deal team on diligence and transition planning.
Key Requirements:
- 6–10 years in hospitality asset management, hotel operations (Director-level or above), or hospitality advisory/investment; prior P&L ownership a plus.
- Fluency in hotel accounting (USALI), revenue management, and capital planning; advanced Excel/modeling.
- Proven ability to influence operators/brands without direct authority; strong commercial judgment.
- Bachelor’s degree required; MBA/Cornell/ÉHL or equivalent preferred; CFA/CAIA a plus.
- Excellent communicator in English; additional Asian languages advantageous.
