We are seeking an experienced Asset Manager to manage the day-to-day operations of a growing portfolio of Purpose-Built Student Accommodation (PBSA) and education-linked office assets across Australia. The portfolio includes institutional-grade properties such as student housing assets and university-leased office buildings in Sydney and regional markets.
The role will focus on operational performance, tenant management, and property-level execution, working closely with third-party operators and property managers to ensure assets are well-maintained, fully leased, and operating efficiently.
This will provide the candidate with exposure to a high-growth PBSA sector in Australia, driven by international student demand and structural undersupply, opportunity to manage institutional-grade assets including university-leased offices and student housing portfolios, and working within a dynamic, investment-driven platform focused on long-term, defensive real estate strategies
Key Responsibilities
Property Operations & Performance
- Oversee day-to-day operations of PBSA and office assets across the portfolio
- Monitor occupancy levels, leasing activity, and rental collections
- Track property income and operating expenses against budget
- Ensure assets are operating efficiently and meeting performance targets
Tenant & Operator Management
- Act as key point of contact for tenants, including university partners and commercial occupiers
- Manage relationships with PBSA operators and on-site management teams
- Handle tenant issues, escalations, and service delivery standards
- Support lease renewals, rent reviews, and tenancy negotiations
Leasing & Occupancy Management
- Support leasing strategy to maintain high occupancy across student housing assets
- Monitor leasing campaigns, student intake cycles, and booking trends
- Work with agents and operators to drive occupancy and rental growth
Vendor & Facilities Management
- Oversee property managers, facilities managers, and external vendors
- Ensure timely maintenance, repairs, and compliance with safety regulations
- Monitor service contracts and control operating costs
- Conduct regular site inspections to ensure asset quality and presentation
Budgeting & Reporting
- Assist in preparing annual property budgets and operating plans
- Track actual performance vs budget and investigate variances
- Prepare regular asset reports for internal stakeholders
Capex & Asset Improvements
- Coordinate minor capex works, refurbishments, and maintenance projects
- Work with contractors to ensure projects are delivered on time and within budget
- Identify opportunities to improve tenant experience and asset performance
Compliance & Risk Management
- Ensure properties comply with local regulations, safety standards, and lease obligations
- Monitor insurance, licensing, and statutory requirements
- Support audits and risk management processes
Key Requirements
- Bachelor’s degree in Real Estate, Property Management, or related discipline
- 5 years of experience in property management or portfolio operations
- Experience managing residential (PBSA, co-living, BTR) or commercial office assets
- Strong understanding of leasing, tenant management, and property operations
- Experience working with third-party property managers and service providers
- Familiarity with budgeting, expense tracking, and reporting
- Good interpersonal skills with ability to manage tenants and stakeholders
