We are representing a boutique quantity surveying consultancy delivering high-touch, technically excellent cost and commercial advice to developers, architects, and institutional clients across Singapore and the region. As a lean, senior-led practice, we pride ourselves on agility, deep sector expertise, and long-term client partnerships. We’re growing and seeking an Associate Director who can combine technical leadership with strong client development to
help shape our next phase.

Role Purpose
The Associate Director will be a senior fee-earner and brand ambassador for the firm. You will lead major commissions end-to-end while taking primary responsibility for expanding and managing key client accounts. You will report directly to the Managing Director.

Key Responsibilities
1. Client Development & Growth
• Lead new business: Identify, pursue, and convert new project opportunities with
developers, REITs, funds, architects, and public sector agencies
• Build pipeline: Own and grow a personal fee target of $800k - $1.2M annually through repeat work and new client wins
• Market presence: Represent the firm at industry events, panels, and networking
forums. Raise profile through thought leadership, articles, or speaking engagements
• Proposal leadership: Drive EOI/RFP responses, fee strategies, team structuring, and client presentations. Articulate our boutique value proposition vs. larger QS firms

2. Client Management & Account Leadership
• Key account owner: Act as the primary senior contact for 3–5 major client accounts. Ensure service excellence, proactive advice, and commercial alignment
• Relationship depth: Develop C-suite and senior project-level relationships. Anticipate client needs beyond the immediate project

• Cross-selling: Identify opportunities to extend services across the project lifecycle — feasibility, procurement, contract admin, dispute avoidance, lifecycle costing
• Feedback & retention: Run client feedback reviews, manage KPIs, and ensure >85% repeat business rate from your accounts

3. Technical & Project Leadership
• Project directorship: Lead 3–5 live projects at any time, typically $20M - $300M
construction value across residential, commercial, hospitality, or institutional sectors
• Technical oversight: Set cost planning methodology, approve major estimates,
procurement strategies, and post-contract commercial reports
• Quality & risk: Ensure all deliverables meet ISO/best-practice standards. Sign off key documents as QA lead. Manage PII and contractual risk on commissions
• Innovation: Champion digital QS tools, 5D BIM, cost benchmarking databases, and data-driven advisory to differentiate our service

Required Experience & Qualifications:
- 10–15 years in quantity surveying/cost consultancy, with min. 3 years at
Associate/Senior QS level in Singapore
- Demonstrable history of winning work and managing blue-chip developer or
institutional clients
- Strong exposure across 2+ sectors: residential, commercial office, retail, hotels, data centres, or healthcare
- Expert in pre- and post-contract QS: feasibility studies, cost planning, BQ production, tendering, valuations, variations, final accounts
- Proficient with CostX, Cubit, Buildsoft, BIM 5D workflows, and MS Office. Power BI a plus
- Degree in Quantity Surveying/Construction Economics or similar. MRICS / MAIQS / SISV preferred
