We are representing a fast-growing property and facilities management group expanding our Sustainability Engineering division. Our hiring partner's team designs and delivers energy efficiency, decarbonization, and M&E optimization projects for commercial buildings, data centers, and industrial facilities across Asia.
We’re looking for a high-energy Business Development / Sales Manager to drive new client acquisition and grow our portfolio of energy retrofit, smart building, and sustainability solutions.
The Opportunity
You will own the end-to-end business development cycle — from identifying opportunities to closing multi-year energy performance contracts. This is a hunter role for someone who thrives on building markets, not just maintaining accounts. You’ll work with building owners, REITs, facility directors, and sustainability leads who need to cut energy costs and meet ESG targets.

Key Responsibilities:
- Pipeline Generation: Proactively identify and pursue new business with building owners, property developers, MCSTs, and industrial clients looking to reduce energy, water, and carbon.
- Solution Selling: Translate technical M&E concepts — chiller plant optimization, HVAC retrofits, solar PV, BMS upgrades, IAQ solutions — into clear business cases and ROI for C-suite buyers.
- Client Development: Build trusted relationships with key decision-makers in real estate, facilities management, and operations. Become the go-to advisor for their sustainability roadmap.
- Commercial Leadership: Lead proposals, tenders, and negotiations for energy audits, design-build retrofits, and Energy-as-a-Service contracts. Achieve annual revenue and margin targets.
- Partnerships: Develop strategic alliances with M&E consultants, contractors, ESCOs, and technology providers to expand market reach.
- Market Insight: Track green building regulations, BCA Green Mark, carbon tax, and incentive schemes in Singapore/ASEAN to position our solutions ahead of demand.
- Internal Collaboration: Work closely with engineering, project delivery, and finance teams to ensure sold projects are feasible, profitable, and delivered to promise.
Who You Are
- M&E Foundation: 4+ years in business development/sales within M&E, HVAC, building services, energy management, or related engineering sectors. You can credibly discuss chillers, pumps, AHUs, BMS, and load profiles with technical teams.
- Entrepreneurial & Hungry: Self-starter with a “build-the-business” mindset. You’re motivated by targets, commission, and the chance to shape a growing division — not just fill a seat.
- Proven Closer: Track record of winning new logos and delivering $500k+ in annual sales. Experience with consultative, long-cycle B2B sales is essential.
- Networked: Existing relationships with property developers, JTC/BCA stakeholders, MCST managing agents, or facilities managers in Singapore is a strong advantage.
- Commercial Sharpness: Strong grasp of financials — payback, IRR, lifecycle costing — and able to structure win-win commercial models.
- Communication: Excellent presentation and negotiation skills in English. Mandarin/Malay/Tamil a plus for client engagement.
-Education: Degree in Mechanical, Electrical, Building Services Engineering, or related field preferred. Business qualification is a bonus.
