Sitting at the intersection of site selection, development planning, architecture and technical due diligence, this role will be responsible for determining how prospective land can be optimised to deliver the required IT capacity while meeting investment objectives, customer requirements, infrastructure availability and local planning regulations.
The successful candidate will provide the critical planning and architectural perspective behind major development decisions — assessing whether a site can work, determining how it should be developed, and translating land, power, water, planning and technical constraints into an executable data centre development strategy.
Key Responsibilities
Site Selection & Development Due Diligence
- Establish and apply site selection criteria for prospective data centre developments across APAC.
- Appoint, coordinate and manage local consultants to deliver timely and conclusive site due diligence assessments.
- Assess site suitability against customer build-to-suit requirements, local codes, planning requirements and development constraints.
- Identify site-specific requirements to be incorporated into sale and purchase agreements for fulfilment by landowners.
- Evaluate land-use provisions, site-specific planning permissions, regulations and external boundary conditions.
- Remain current on changes to planning policies, regulations and legislation that may affect property and data centre development.
Data Centre Master Planning
- Develop site planning strategies that optimise land utilisation and achievable IT capacity.
- Produce and assess development test fits incorporating:
- Data centre buildings
- Facility and supporting buildings
- Mechanical plant
- Electrical infrastructure
- Associated site requirements
- Balance customer requirements, power and water availability, local development plans and investment objectives when establishing the optimal development solution.
- Validate that proposed development concepts are capable of satisfying applicable building codes, planning requirements and customer specifications.
Multi-Disciplinary Design Leadership
- Chair multi-disciplinary coordination meetings and establish a holistic site planning direction across architectural, planning, engineering and development workstreams.
- Coordinate competing technical, commercial, regulatory and stakeholder requirements to arrive at practical development solutions.
- Work with internal and external stakeholders to resolve site planning and design issues throughout the development process.
- Provide architectural and planning leadership during early-stage evaluation and development.
Investment & Executive Decision Support
- Translate complex site, planning and technical findings into clear recommendations for senior stakeholders.
- Consolidate site analysis, constraints, opportunities and development potential into executive-level briefings.
- Provide decision-makers with a clear assessment of site suitability to support informed site selection and investment decisions.
Qualifications & Experience
- An accredited Master's Degree in Architecture.
- At least 10 years of site selection and design experience within large-scale, mission-critical infrastructure projects.
- Experience within hyperscale data centres, microelectronics or other critical infrastructure environments is preferred.
- Strong working experience collaborating with MEP engineers, with a good understanding of spatial planning requirements for major mechanical and electrical infrastructure.
- Strong knowledge of site planning, building codes, planning regulations and development requirements.
- Demonstrated experience assessing land and producing site development or test-fit solutions.
- Registration with a recognised Town Planners Institute is preferred.
- LEED professional credentials are advantageous.
- Technical Capabilities
- Proficiency in AutoCAD, SketchUp and Revit.
- Strong understanding of site planning and architectural design for large-scale developments.
- Ability to interpret and apply local planning policies, building codes and regulatory requirements.
- Proficiency in English and Mandarin.
