An established SGX-listed real estate investment trust, with a diversified portfolio of industrial and business park assets across Singapore and Australia, is seeking an accomplished finance leader to join its senior management team as Head of Finance.

This is more than a traditional financial controllership position. The successful candidate will take leadership of the REIT’s finance function while gaining broad exposure across capital management, corporate finance, acquisitions, treasury, investor relations and strategic initiatives.

Importantly, the position has been identified with a clear succession pathway towards the Chief Financial Officer (CFO) role, making this an attractive opportunity for a senior finance professional ready to take the next step towards enterprise-level financial leadership.

The Role
Working closely with senior management and the wider leadership team, you will be responsible for the financial stewardship of the REIT while supporting its growth, capital strategy and long-term objectives.

Key Responsibilities:

Financial Leadership & Governance
- Lead the full spectrum of finance, including group consolidation, financial and management reporting, budgeting, forecasting and statutory reporting.
- Ensure compliance with SFRS(I), SGX-ST Listing Rules and applicable regulatory and corporate governance requirements.
- Lead annual external audits, tax planning and compliance, while maintaining robust financial controls and risk-management frameworks.
- Provide senior management and the Board with high-quality financial analysis and insights to support strategic decision-making.

Capital Management & Corporate Finance
- Play a leading role in determining and executing the REIT’s capital management strategy.
- Lead debt and equity capital-raising initiatives, refinancing, treasury management and capital structure optimisation.
- Manage financing arrangements and support the issuance of bonds, perpetual securities and other capital-market instruments.
- Maintain strong relationships with banks, lenders, financial institutions and external advisers.
- Oversee liquidity, cash-flow forecasting, financing covenants and financial risk management.
- Evaluate, structure and execute acquisitions, divestments, asset enhancement initiatives, development projects, joint ventures and other corporate finance transactions.

Investor & Stakeholder Engagement
- Partner closely with investment, asset management, legal, compliance, company secretarial and operations teams on strategic initiatives.
- Support Board and senior management reporting with clear financial and commercial perspectives.
- Engage with investors, research analysts, institutional investors, lenders, regulators and other key external stakeholders.
- Ensure high-quality financial disclosures across SGX announcements, annual reports, earnings presentations and investor communications.

Finance Transformation & Team Leadership
- Lead and develop a high-performing finance team, creating a culture of accountability, collaboration and continuous improvement.
- Identify opportunities to strengthen the scalability and efficiency of the finance function.
- Drive process optimisation, ERP enhancements, automation and broader finance-transformation initiatives.
- Support strategic and finance-related projects initiated by senior management and the Board.

Key Requirements:
- We are looking for an established finance leader who combines strong technical foundations with capital-markets experience, commercial judgement and the ability to operate credibly at senior management and Board level.
- A degree in Accounting, Finance or a related discipline, together with a recognised professional accounting qualification such as CA Singapore, CPA Australia, ACCA or equivalent.
- Approximately 10–15 years of relevant experience, including senior finance leadership within an SGX-listed company, REIT, real estate fund manager or property investment platform.
- Strong understanding of SGX-ST Listing Rules, SFRS(I), corporate governance requirements and Singapore's regulatory environment.
- Demonstrated experience across capital markets, treasury, debt financing, refinancing and capital raising.
- Strong financial reporting, budgeting, forecasting, taxation, audit and internal-control capabilities.
- Experience engaging with investors, lenders, Boards, senior executives, regulators and professional advisers.
- Strong analytical and strategic thinking capabilities, coupled with sound commercial judgement.
- The leadership capability to build, mentor and develop a high-performing finance organisation.
- Big Four audit and/or listed REIT experience will be highly regarded. Experience leading ERP implementations, finance transformation or significant process-improvement initiatives would also be advantageous.

What Will Set You Apart
- The strongest candidates will be able to operate beyond the traditional boundaries of accounting and financial reporting.
- You will be equally comfortable discussing financial performance with the Board, negotiating financing arrangements with banks, evaluating the financial implications of an acquisition, working alongside investment and asset-management teams, engaging institutional stakeholders and developing the capabilities of your finance team.
- This breadth will be particularly important given the role's intended progression towards CFO leadership.

Why Join?
This represents a compelling opportunity for a senior finance professional looking to make the transition from finance functional leadership towards a CFO mandate.

You will join an established SGX-listed REIT with an institutional real estate portfolio across Singapore and Australia, while gaining broad exposure to the strategic and financial levers that drive a listed real estate platform.

The role offers a combination of CFO succession potential, capital-markets exposure, transaction involvement, senior stakeholder engagement and leadership responsibility, alongside an attractive remuneration package commensurate with experience.
