The Head of Leasing — Retail owns the leasing strategy and execution for the portfolio's retail assets, from tenant mix planning through deal negotiation to lease renewal and retention. This is a revenue-driving, externally facing role: the mandate is to keep occupancy high, rents growing, and tenant mix aligned with each asset's positioning — while managing a team responsible for day-to-day leasing execution.
Key Responsibilities:
1. Leasing Strategy & Tenant Mix
Set the leasing strategy for each retail asset in the portfolio, aligned with asset positioning (e.g., neighborhood mall vs. destination retail vs. mixed-use podium)
Design and continuously refine tenant mix to optimize footfall, sales productivity, and rental income
Identify gaps in category coverage and proactively source tenants to fill them, rather than only responding to inbound demand
2. Deal Origination & Negotiation
Lead negotiations on new leases, renewals, and rent reviews, including base rent, turnover rent structures, incentives, and lease terms
Build and maintain relationships with retail brands, F&B operators, and leasing agents/brokers across the target markets
Structure deals that balance short-term occupancy against long-term rental growth and asset positioning
3. Portfolio Performance & Reporting
Own occupancy, WALE (weighted average lease expiry), and rental growth targets across the retail portfolio
Track lease expiry schedules and run renewal/retention strategy well ahead of expiry to minimize downtime
Report leasing performance, pipeline, and market positioning to senior management/principals on a regular basis
Monitor competitor assets and retail market trends to inform pricing and tenant mix decisions
4. Team Leadership
Manage and develop the leasing team, setting individual deal targets and reviewing pipeline
Set leasing policies, approval workflows, and deal parameters (rent floors, incentive limits) for the team to operate within
Coordinate with asset management, marketing, and legal teams to ensure smooth handover from deal-signing to tenant fit-out and opening
5. Market & Stakeholder Engagement
Represent the portfolio in the retail leasing market — brokers, brand expansion teams, industry events
Provide market intelligence and rent benchmarking to inform acquisition/underwriting decisions on new retail assets
Liaise with landlords' legal counsel on lease documentation and unusual deal structures
Key Requirements:
10+ years in retail leasing, with at least 3-4 years in a leadership/head-of capacity
Track record of leasing up or repositioning retail assets (mall, mixed-use retail podium, or high street retail)
Strong existing network of retail brand contacts and leasing brokers in the relevant market(s)
Comfortable negotiating both base rent and turnover rent / percentage rent structures
Experience managing a team and setting leasing targets/KPIs
