We are representing a fast-growing, internationally recognised hospitality platform specialising in resort and lifestyle destinations. With a strong presence across Asia and an expanding global footprint, we partner with hotel owners and investors to maximise asset value through innovative management solutions and operational excellence.

As part of its continued growth, we are seeking a commercially driven and well-connected Director of Business Development to lead the expansion of its third-party management portfolio.

Reporting directly to the CEO, you will be responsible for driving the strategic growth of our managed portfolio by originating, negotiating, and securing Hotel Management Agreements (HMAs).

This is a high-impact, front-facing role where you will act as the critical bridge between hotel owners, investors, and internal operations—articulating how our platform enhances profitability, improves GOPPAR, and elevates guest experience.

Key Responsibilities
Deal Origination & Pipeline Development
- Proactively identify and target hotel owners, developers, and institutional investors
- Build a robust pipeline of management opportunities across key markets
- Identify underperforming assets or ownership transitions where third-party management can add value
Pitching & Commercial Strategy
- Lead the development of compelling pitch decks and management proposals
- Position the company’s brand, operational capabilities, and revenue management expertise effectively
- Tailor solutions aligned to owner objectives and asset positioning
Financial Underwriting & Feasibility
- Partner with Finance to conduct feasibility studies, pro-forma modelling, and market assessments
- Evaluate deal viability, risk, and long-term value creation potential
Contract Negotiation
- Lead end-to-end negotiations of HMAs, including:
- Base and incentive fee structures
- Performance clauses
- Termination provisions
- Technical service agreements
Relationship & Network Management
- Build and maintain a strong network within the hospitality investment ecosystem
- Represent the company at industry conferences (e.g. HICCAP) and key forums
- Establish trusted advisor relationships with owners, asset managers, and brokers
Brand & Market Positioning
- Collaborate with global brands to identify repositioning or rebranding opportunities
- Identify “slippage” assets where a third-party operator can unlock value

Key Requirements
Experience:
- 8–12 years in hospitality, with at least 5 years in hotel development, acquisitions, or real estate
Network:
- Strong existing relationships with hotel owners, asset managers, investors, and brokers
Commercial Acumen:
- Solid understanding of hotel P&L, asset valuation metrics (Cap Rates, IRR, etc.)
Education:
- Bachelor’s degree in Hospitality, Real Estate, or Finance (MBA preferred)
- Leadership & Presence:
- Confident communicator with strong negotiation and stakeholder management skills
- Compliance Awareness:
- Familiarity with OH&S standards and operational governance
- Success Metrics (KPIs)
- Number of executed HMAs annually
- Total keys (rooms) added to the portfolio
- Pipeline value (projected management fee revenue)
- Conversion rate from LOIs to signed agreements
