We are seeking a dynamic and experienced individual to join as the Head of Asset Management for our partner which is an institutional logistics investment firm backed by a Tier 1 Private Equity Real Estate platform. This role will be based in South Korea. The successful candidate will be responsible for overseeing all aspects of asset management, with a primary focus on acquisitions, leasing, and development opportunities within the logistics sector.

This role requires a proactive individual with a proven track record in real estate transactions, strong negotiation skills, and the ability to cultivate and maintain relationships with key stakeholders in the industry.

Key Responsibilities:

Tenant Management:
- Prospect and maintain current information on tenant prospects and brokerage assignments.
- Secure leases for vacant spaces and collaborate with the team to fill vacancies and renewals in the portfolio.
- Relationship Building:

  • Develop and maintain strong relationships with the commercial brokerage community and senior real estate executives.
  • Facilitate build-to-suit and sale/leaseback opportunities through professional networking and relationship management.
-Project Management:
  • Oversee teams of professionals including attorneys, engineers, contractors, and construction managers to execute development projects.
  • Manage the design and entitlement process for land development sites.

- Lease Transactions:

  • Draft lease proposals and collaborate with analysts to underwrite acquisitions and lease transactions.
  • Ensure accuracy and efficiency in all lease transactions, including renewals and expansions.

- Financial Analysis and Reporting:

  • Assist in preparing quarterly valuations and portfolio analysis for the Accounting and Finance teams.
  • Develop financial models and analytic tools for lease analysis and decision-making.

- Marketing and Market Analysis:

  • Support marketing efforts within assigned submarkets and analyze market data to inform investment decisions.
  • Stay current on recent sales and lease transaction terms in the logistics sector.

- Other Responsibilities:

  • Perform additional duties as assigned by management.
  • Maintain high levels of integrity, drive, and intellectual curiosity in all aspects of work.

Key Requirements: 
- Proven track record in real estate acquisitions, leasing, and asset management within an operator or investment manager.
- Bachelor’s degree in business administration, real estate, or related field preferred.
- Strong negotiation skills and ability to manage relationships with brokers and leasing companies.
- Ability to multitask and handle multiple projects, markets, and assets simultaneously.
- Proficiency with web-based leasing platforms and MS Office required.
- Excellent written and verbal communication skills, including presentation and business writing.
- Financial and investment acumen, particularly in the real estate sector.
- Flexibility to travel as required for regional and national events.
- Attention to detail and ability to excel in a fast-paced environment.
- Team player with persistence and determination to achieve goals.
- Maintains balance and rational perspective in all circumstances.
