The team is seeking two highly motivated and talented individuals to join the team as Investment Analysts/Associates. The ideal candidates will be bilingual in Japanese and English, possess strong analytical skills and documentation skills, and demonstrate a keen interest in real estate investment and financial markets. Key Responsibilities:
Deal Analysis and Due Diligence:
- Conduct in-depth financial analysis and modeling to evaluate potential real estate investment opportunities.
- Assist in the due diligence process, including financial, legal, and operational aspects of transactions.
- Evaluate market trends, property performance, and competitive landscape to assess investment risks and opportunities.

Market Research and Strategy:
- Monitor and analyze real estate markets, including hospitality, lodging, logistics, office, and data centers, to identify emerging trends and investment opportunities.
- Develop market forecasts and investment strategies based on thorough research and analysis.
- Support the development of investment thesis and recommendations to senior management.

Financial Modeling and Valuation:
- Build and maintain complex financial models to analyze investment returns, cash flows, and sensitivities.
- Conduct property valuations using various methodologies, including discounted cash flow analysis, comparable sales approach, and replacement cost method.
- Assist in preparing investment memos, presentations, and reports for internal and external stakeholders.

Transaction Execution and Management:
- Support the negotiation and structuring of real estate transactions, including acquisitions, dispositions, and financing arrangements.
- Coordinate with internal and external parties, such as legal counsel, brokers, and third-party consultants, to facilitate smooth transaction execution.
- Assist in managing investment portfolios, monitoring asset performance, and implementing value-enhancing initiatives.

Team Collaboration and Communication:
- Collaborate effectively with team members across various functions, including investment management, asset management, and finance.
- Communicate investment recommendations, findings, and updates to senior management and investment committees.
- Participate in team meetings, discussions, and presentations to contribute insights and ideas.

Key Qualifications:
- Bachelor's degree in finance, real estate, economics, or related field. MBA or CFA designation is a plus.
- 2-4 years of relevant experience in real estate investment, investment banking, private equity, or related fields.
- Strong proficiency in financial analysis, modeling, and valuation techniques.
- Fluent in both Japanese and English, with excellent verbal and written communication skills.
- Knowledge of Japanese real estate markets and regulations is preferred.
- Ability to work independently, manage multiple tasks, and thrive in a fast-paced, dynamic environment.
- Strong interpersonal skills, attention to detail, and a proactive attitude towards problem-solving.
