We are representing a leading Japanese real estate investment advisor with a distinguished reputation in the industry. As the team continues to expand its operations and manage its growing portfolio of real estate investments, we are seeking a talented and detail-oriented Associate Analyst to join the team. This position offers an exciting opportunity to work closely with senior investment professionals and gain valuable experience in real estate investment analysis and portfolio management.

The Associate Analyst will be responsible for supporting the investment team in conducting financial analysis, market research, and documentation related to real estate investment opportunities. This role requires a strong attention to detail, proficiency in reading Japanese property reports, and advanced Excel modeling skills. The successful candidate will play a key role in assisting with deal underwriting, portfolio monitoring, and reporting activities.


Key Responsibilities:

Financial Analysis and Modeling:
- Assist in the development and maintenance of complex financial models for real estate investment opportunities, including cash flow projections, sensitivity analysis, and scenario testing.
- Conduct financial due diligence and perform valuation analysis to assess the investment feasibility and potential returns.
- Support senior analysts in preparing investment memos, presentations, and other documentation for internal and external stakeholders.

Market Research and Due Diligence:
- Conduct research and analysis of local real estate markets, including demographic trends, supply-demand dynamics, and competitive landscape.
- Review and analyze Japanese property reports, market studies, and feasibility studies to extract key insights and inform investment decisions.
- Assist in the due diligence process by gathering and organizing relevant documentation, coordinating with external advisors, and preparing investment committee materials.

Documentation and Reporting:
- Prepare and maintain accurate documentation related to real estate transactions, including investment agreements, legal contracts, and regulatory filings.
- Generate regular reports and updates on portfolio performance, asset metrics, and market trends for internal review and investor reporting.
- Ensure compliance with internal policies, procedures, and regulatory requirements related to documentation and reporting.

Collaboration and Communication:
- Collaborate closely with cross-functional teams, including acquisitions, asset management, and finance, to support investment initiatives and ensure alignment with overall investment strategy.
- Communicate effectively with external stakeholders, including property owners, brokers, lenders, and third-party service providers, to facilitate deal execution and ongoing asset management.

Key Qualifications:
- Bachelor's degree in Finance, Real Estate, Economics, or related field.
Minimum of 2 years of experience in real estate finance, investment analysis, or related field.
- Strong proficiency in Excel and financial modeling techniques; experience with Argus Enterprise is a plus.
- Ability to read and interpret Japanese property reports and documentation; fluency in Japanese is required.
- Excellent analytical skills, with a keen attention to detail and accuracy.
- Effective written and verbal communication skills, with the ability to articulate complex concepts clearly and concisely.
- Strong organizational skills and ability to manage multiple tasks and deadlines in a fast-paced environment.
