We are partnering a global commercial real estate services firm delivering advisory, transactional and asset?management solutions to occupiers and investors across multiple property types in their search for a Security Operations Manager to be based in Thailand. 


Key responsibilities 
- Develop, implement and manage the security operations strategy for assigned properties and offices, aligned with corporate risk management frameworks and local regulatory requirements.
- Oversee day?to?day physical security operations: access control, CCTV/monitoring, alarm systems, patrols, contractor management and incident response.
- Lead, supervise and coach the security operations team (internal staff and external contractors) to ensure high performance, adherence to service levels and professional standards.
- Manage security technology infrastructure: CCTV, intrusion detection, visitor management systems, automated access control, integration with building management/ facilities systems.
- Conduct risk assessments (site vulnerability assessments, threat analysis) and develop mitigation plans (security procedures, contingency plans, evacuation protocols).
- Develop, maintain and enforce security policies, procedures and standards.  
-Coordinate emergency response plans (evacuation, lockdown, crisis management, business continuity) and lead drills/exercises with stakeholders (facilities, operations, tenants, vendors).
- Investigate security incidents (theft, vandalism, intrusion, data centre breach if applicable), lead root cause analysis, prepare incident reports and drive corrective actions.
- Monitor key performance indicators (KPIs) for security operations, prepare management reports, drive continuous improvement and cost?efficiencies.
- Liaise with internal stakeholders (facilities management, IT/Information Security, property management, leasing, operations) and external agencies (police, regulatory authorities, insurers).
- Oversee budget and procurement for security contracts, technology upgrades and maintenance, ensuring value and service quality.
- Stay current on security industry trends, emerging threats (cyber?physical intersection, building automation risks, data centres), and advise the business on enhancements.

Key qualifications
- Bachelor’s degree in Security Management, Risk Management, Engineering, Business Administration or related field (or equivalent experience).
- Minimum 8–10 years of experience in physical security operations management (ideally in real estate, facilities, or large portfolio environments).
- Proven experience managing security operations across multiple sites, with responsibility for budgets, teams and contractors.
- Strong technical knowledge of security systems (CCTV, access control, alarm, visitor systems) and building/facilities operations context.
- Solid understanding of risk management, crisis/emergency response planning, business continuity and incident investigation.
- Excellent leadership and people management skills, with the ability to engage stakeholders at all levels.
- Strong analytical, planning and organisational skills; ability to set metrics, report performance and drive improvement.
