A leading real estate group with a strong regional footprint is seeking an experienced Mall Operations Manager to oversee the daily operations, facilities management, and tenant coordination of a prominent shopping mall. This is a key leadership role for someone passionate about delivering exceptional retail experiences and maintaining world-class standards in property upkeep and operations.
Key Responsibilities:
Lead the operations team in overseeing service operations—including security and carpark management—as well as the general maintenance of the shopping mall.
Plan, develop, and manage the overall operations, maintenance, and upkeep of the mall to ensure smooth daily functioning.
Review and enhance facilities management programs to maintain optimal performance of the property.
Manage the preparation, coordination, and control of the annual operating budget and all related service contracts.
Prepare and compile regular management reports for review and decision-making.
Ensure the reliability, efficiency, and operational readiness of all plant and equipment.
Implement energy-saving and environmental initiatives aimed at reducing operational costs.
Manage the Building Automation System (BAS), including data analysis to support proactive maintenance and reduce equipment downtime.
Maintain strong tenant relationships, manage tenant fit-out works, and oversee Asset Enhancement Initiatives.
Ensure that the property remains in excellent physical condition at all times.
Key Requirements:
- Minimum Diploma in Estate Management, Building, Mechanical or Electrical Engineering, or a related field.
- At least 7 years of relevant experience, with a minimum of 3 years in a managerial role.
- Prior experience in property management within a shopping mall or retail environment is preferred; involvement in asset enhancement projects is an added advantage.
- Well-versed with relevant laws and regulations such as the Electricity Supply Act, Electricity Regulations, and IEE Wiring Regulations.
- Strong knowledge of retail mall maintenance practices and regulatory requirements.
- Familiarity with car park systems, security operations, and housekeeping services is advantageous.
- Proactive, self-motivated, and able to meet tight deadlines.
- Strong leadership and people management skills, with excellent interpersonal communication.
- Flexible and results-driven, with the ability to multitask and resolve issues efficiently.
- Possession of a valid A4 or BO Chargeman Certificate from Suruhanjaya Tenaga Malaysia is a plus.
- Proficient in both written and spoken English and Bahasa Malaysia.
