Our client is a Singapore-based real estate private equity firm focused on value-add and opportunistic investments across the Asia Pacific and Europe. We are seeking a highly motivated Associate to support the evaluation and execution of hospitality investments, with a focus on assets in the UK and Japan. This role will be heavily involved in financial modelling, underwriting, and investment analysis.
This role enables you to gain hands-on experience building complex acquisition and operating models for hotels, and sharpening modeling skills transferable to hedge funds and private credits.
Key Responsibilities:
- Build and maintain detailed financial models for hospitality assets, including acquisitions, disposals, and asset management scenarios
- Develop integrated cash flow models covering operating performance, debt structures, and returns (IRR, NPV, equity multiples)
- Conduct sensitivity, scenario, and downside analysis to assess investment risks and returns
- Investment Evaluation & Execution
- Support due diligence processes including review of financial, operational, and market data
- Analyse hotel operating statements, KPIs (ADR, RevPAR, occupancy), and benchmarking against market comps
- Prepare investment committee papers, presentations, and supporting materials
- Assist in structuring transactions and coordinating with advisors (brokers, consultants, legal, tax, and lenders)
- Monitor asset performance against underwriting and business plans
- Update financial models and valuations on a periodic basis
- Assist with refinancing, exit analysis, and investor reporting
Key Requirements:
- Bachelor’s degree in Finance, Real Estate, Business, Economics, or related discipline
- 2–5 years of relevant experience in real estate private equity, investment banking, real estate advisory, or hospitality investment
- Strong financial modelling skills with experience building models from scratch
- Understanding of hospitality operating metrics such as ADR, RevPAR, and occupancy
- Strong analytical, presentation, and communication skills
- High proficiency in Microsoft Excel and PowerPoint
- Ability to work independently in a lean team environment
