Our client is hiring an Associate to join its Real Assets team in Singapore, focusing on real estate infrastructure and broader infrastructure investments. The role involves research, due diligence, and advisory work across infrastructure-related real estate and real assets strategies.
The team supports institutional clients with portfolio advice, research and implementation across alternative asset classes including real assets and real estate.
Key Responsibilities:
- Analyse infrastructure-related real estate sectors such as data centres, logistics, energy transition assets, digital infrastructure, utilities, and transportation-linked assets.
- Evaluate investment strategies across core, core-plus, value-add, and opportunistic risk profiles.
- Assess regulatory, contractual, and macro risks impacting infrastructure assets.
- Conduct due diligence on infrastructure fund managers, co-investments, and direct investments.
- Build financial and valuation models (DCF, project finance, scenario analysis).
- Assess fund structures, fee terms, governance frameworks, and risk controls.
- Analyse portfolio allocations, cash flow profiles, duration, inflation linkage, and downside risk.
- Compare infrastructure strategies versus traditional real estate and private equity.
- Produce investment recommendations and portfolio optimisation insights.
Key Requirements:
- 2–5 years of experience in infrastructure investing, real estate, project finance, investment banking, or asset management.
- Degree in finance, economics, engineering, real estate, or related fields.
- CFA, CAIA, or infrastructure-related certifications are advantageous.
