A leading real estate and property management group is seeking an experienced and hands-on Manager/Senior Manager, Facilities Management to oversee the full suite of facilities operations for a key retail mall asset. This is a vital role for a technically strong leader who can drive operational excellence and ensure compliance across all facilities-related functions.
Key Responsibilities:
- Lead the Facilities Management (FM) team in overseeing the full spectrum of hard and soft FM services.
- Act as the key liaison to management on all facility-related initiatives, updates, and projects.
- Plan, manage, and oversee the execution of preventive and corrective maintenance schedules for the mall.
- Review, monitor, and manage term contracts related to all building systems and facilities services.
- Ensure full compliance with all safety regulations and statutory requirements across mall operations.
- Oversee operational and capital expenditure budgeting, including procurement processes and cost control to ensure regulatory and internal compliance.
- Track and analyse monthly utility consumption, implementing measures to optimise energy and water usage.
- Monitor progress of fit-out and renovation works, ensuring timely completion and adherence to house rules at each stage.
- Maintain and update operational policies and procedures related to building management, maintenance, and administration.
- Prepare monthly reports, building circulars, and approval documentation for management review.
- Supervise internal staff, external consultants, and contractors to ensure timely project delivery and adherence to KPIs.
- Respond to and investigate critical issues and project escalations, following through with rectification measures.
Key Requirements:
- Degree or Diploma in Mechanical/Electrical Engineering or related discipline.
- Minimum 5 years of relevant experience in real estate or facilities operations management.
- Proven hands-on experience in facilities, maintenance, and project operations, including ACMV, electrical, and fire protection systems.
- Strong technical competency in mechanical and electrical (M&E) systems is essential.
- Fire Safety Manager (FSM) certification is required.
- Additional certifications such as Senior FSM and/or GMM/GMFM will be an advantage.
- Self-driven with strong leadership capabilities; able to lead by example.
- Practical and hands-on approach to daily operations and project execution.
- Strong multitasking ability, attention to detail, and capability to work under tight deadlines.
- Strategic thinker with excellent analytical skills and a structured approach to planning.
- Positive attitude, resourceful, and a collaborative team player.
- Excellent communication and interpersonal skills.
