We are partnering with a real estate developer to identify a seasoned M&E Executive to oversee and manage the operations, maintenance, and improvement of their prime properties. This is a rare opportunity to take ownership of multi-disciplinary building systems and ensure excellence in tenant services and operational efficiency.
Key Responsibilities:
- Manage and oversee all building systems including fire safety, plumbing/sanitary, ACMV, electrical, and other critical infrastructure.
- Maintain up-to-date knowledge of relevant government regulations and statutory requirements.
- Lead capital expenditure projects, including proposals, budgeting, tender evaluations, and project implementation.
- Draft scope of work and specifications for quotations and tenders; source and recommend vendors, and issue Purchase Requisitions/Orders.
- Handle tenant requests for facilities services and assist in managing facilities upgrading projects.
- Plan, supervise, inspect, audit, and certify works carried out by contractors to ensure quality standards.
- Conduct regular inspections to ensure building facilities are maintained in satisfactory and serviceable condition, with follow-ups for rectifications as necessary.
- Arrange and attend regular meetings with service providers and contractors, prepare or review meeting minutes, and follow up on action items.
- Maintain records, correspondence, and documentation pertaining to building operations.
- Control and manage the use of common amenities and facilities, and respond to emergencies as needed.
- Prepare tenant utility consumption reports on a monthly basis.
- Assist in developing and implementing operating procedures and cost control initiatives to improve efficiency and reduce maintenance and operational costs.
Key Requirements:
- Proven experience in facilities and building management, ideally within a multi-disciplinary environment.
- Strong understanding of statutory compliance, building systems, and project management.
- Excellent organizational, communication, and stakeholder management skills.
- Proactive problem-solver with a hands-on approach to operational excellence.
