We are seeking an experienced and proactive property management professional to support the Senior Manager in the day-to-day management of a Grade A commercial asset. This role encompasses both hard and soft services, with responsibilities spanning operational oversight, budgeting and CAPEX/OPEX execution, tenant coordination, and regulatory compliance. The successful candidate will play a key role in driving building performance, ensuring high service standards for tenants, and delivering asset enhancement and maintenance initiatives in a safe, timely, and cost-effective manner.
Key Responsibilities:
- Support the Senior Manager in managing hard and soft operations.
- Assist in preparing budgets, approval papers, tender exercises, and execution of OPEX/CAPEX works, including replacement, upgrading, redevelopment, and asset enhancement initiatives, ensuring timely and cost-effective delivery.
- Coordinate all tenancy-related works such as fit-outs, additions & alterations, reinstatement, and move-in/move-out processes, including proper handover/takeover documentation and as-built drawings.
- Ensure full compliance with statutory requirements, building regulations, WSH Act, and other applicable laws, with proper safety and health procedures in place.
- Drive building improvement strategies, preventive maintenance programmes, and ad-hoc projects, while coordinating effectively with internal departments, consultants, contractors, and tenants.
Key Requirements:
- Degree in Building Management, Facilities Management, or a related discipline from a reputable institution; Green Mark Accredited Professional or sustainability experience is an advantage.
- Minimum 5 years of supervisory experience in estate/property management, preferably in large-scale Grade A commercial or retail developments.
- Proven experience managing tenants in Grade A office environments, with strong service orientation and issue-resolution skills.
- Able to read and interpret technical, M&E, and structural drawings, including as-built documentation.
- Strong written and verbal communication skills; ability to commence work within short notice is preferred.
